The window to get it right is shorter than most people expect, and the consequences of missing it don’t show up until spring. Here’s what you actually need to know.

Fall Cleanup in Suffolk County: What the Timeline Actually Looks Like

Most homeowners think of fall cleanup as something to schedule in November. In Suffolk County, that’s already cutting it close. The fertilizer application window closes on November 1st by county law — no nitrogen or phosphorus after that date until April. If your lawn needs a fall feeding, it has to happen before that deadline, not after.

The irrigation blowout window is equally unforgiving. The Hamptons typically sees its first hard freeze in late October or early November. Any water left in your irrigation lines after that point can freeze, expand, and crack the pipes — repairs that run well into the thousands. The optimal fall prep window for most East End properties is mid-September through mid-November, and the earlier tasks in that window matter as much as the later ones.

Why Coastal Properties Need a Different Fall Checklist Than Inland Homes

A property in Hauppauge and a property in Amagansett are both in Suffolk County, but they don’t face the same winter. Salt damage happens when wind-driven ocean spray deposits sodium on leaf surfaces and in the soil around the roots, drawing moisture out of the plant continuously through winter. The fix is anti-desiccant application, physical barriers like burlap wrapping for the most exposed specimens, and strategic mulching that protects the root zone without trapping moisture against the crown.

The timing of these applications matters. Anti-desiccants work best when applied after the plant has hardened off for winter but before the harshest exposure begins — typically late November in the Hamptons. Apply too early and the plant is still active; apply too late and the damage has already started. Burlap wrapping for salt-exposed shrubs should go up around the same time, positioned to block prevailing wind direction rather than just wrapped tightly around the plant, which can trap moisture and cause rot.

Fresh mulch in fall serves double duty: it insulates root systems from freeze-thaw cycles and suppresses late-season weed germination. Two to three inches is the right depth for most East End plantings — enough to insulate without smothering the crown. Keep it pulled back slightly from the base of shrubs and trees.

One thing worth knowing: not every plant should be pruned in fall. Roses, spring-blooming shrubs like forsythia and lilac, and certain ornamental grasses are better left alone until late winter or early spring. Cutting them back in fall removes the buds that produce next year’s growth. How to Properly Winterize an Irrigation System on Long Island

The process involves using a commercial air compressor to force compressed air through each zone of the irrigation system, pushing all remaining water out through the heads before the lines can freeze. The key word is commercial. A shop vac or a small portable compressor doesn’t generate enough volume — measured in cubic feet per minute, not just pressure — to clear a full irrigation zone properly. Water gets left behind, it freezes, and pipes crack.

Each zone needs to be run separately, with the right CFM output for that zone’s head count and pipe diameter. Backflow preventers require specific handling — they can’t be subjected to the same pressure as the lines, and they need to be properly shut off and drained before the blowout begins. The irrigation controller needs to be set to a winter program or shut down entirely, depending on the system type.

This is also the right time to walk the system and note any heads that were damaged during the season — sprinkler heads hit by mowers, zones that weren’t performing correctly, or areas where the coverage pattern shifted. French drains, catch basins, and downspout extensions all need to be clear and functioning before the ground freezes — because once they’re frozen solid, they can’t do their job, and the water they’re supposed to move has to go somewhere.

On the East End, nor’easters can bring several inches of rain in a matter of hours, often on top of already-saturated ground. If your drainage system is partially blocked with leaf debris and then freezes, that water moves toward the path of least resistance — sometimes a foundation, sometimes a low point in the lawn that turns into a sheet of ice, sometimes a retaining wall that wasn’t designed to handle hydrostatic pressure from saturated soil. None of these outcomes are cheap to fix.

Fall drainage prep means clearing catch basin grates and inlet pipes of debris, flushing French drain lines if accessible, and making sure downspout extensions are directing water away from the foundation and aren’t kinked or blocked. It also means taking a look at any areas of the property that collected standing water during summer storms — because those same areas will be the first to cause problems when winter precipitation has nowhere to drain.
